You never get a second chance to
make a first impression
Small improvements can add up to thousands of dollars. To maxime the profit from your home sale you should address the following:
Exterior
- Keep lawn manicured.
- Check foundation steps, walkways, driveways and patios for cracks.
- Keep garage free of clutter.
- Touch up paint.
- Power wash exterior of home (if needed).
- Clean patio or deck and arrange patio furniture.
- Wash windows.
- Replace broken screens and windows
- Mulch and a tray of annuals can be one of the most cost effective ways to quickly and dramatically improve a home's exterior.
- The front door is one of the first things a potential buyer will see. Repaint if necessary and replace handle if it is scratched or worn.
Interior
- Most homes that have been lived-in may contain some unmasked smells. Be sure to clean thoroughly. If you have ANY pet odors, consider shampooing your carpets.
- Clear the clutter! Remove unnecessary items taking up space on counters, in cabinets, on the walls, or floors. Pay attention to your decorations so that they are not overpowering.
- Check for rooms that need a new coat of paint, or perhaps some plumbing fixtures replaced. These types of things may not be noticeable to you since you're used to them, but to a potential buyer it could be the first thing that turns them away.
- Replace burned-out light bulbs.
- Pay attention to the high points of your home. Clean ceiling fans as well as check for evidence of water spots or cracks in the paint.
- Be sure that all storage spaces are neat and clean. Dispose of everything you are not going to move.
- Hire a handyman to fix cracked glass, leaking sinks, discolored caulk, holes in the wall, etc.
- Complete basic cleaning tasks, such as picking up toys, making beds, clearing dishes from the sink, picking up all laundry, wiping down countertops and cleaning bathrooms. Consider hiring a cleaning service for a day.
- Take a tour of a display home to pick up additional tips. For top dollar, you will want your home to show like a display!
- Reasonably priced items that can really improve a room are new cabinet knobs, new show towels for bathroom and kitchen, new vent covers, new shower curtains, etc.
- Neutralize your color scheme. Buyers love neutral taupe's, beiges and cream colors.
