If you have recently sold your home get ready for your home inspection. Here are the top 12 fixes you can do to ensure it will go smoothly.

1. Make sure all interior and exterior light bulbs are working. If an inspector comes across a light fixture that does not work he will not check to see if it just burned out.

2. Install new furnace filter.

3. All windows will  need to be able to stay open with out help, not painted closed, and security locks are taken off.

4. All smoke detectors and carbon monoxide detectors should be in working condition. Check with your local city department to find out what you will need.

5. Repair all damaged windows, replace all broken screens.

6. Keys should be provided to any outside buildings or sheds.

7. All utilities should be on for all inspections. This will include water, gas and electric.

8. The electric panel should be accessible and not locked.

9. Water should be diverted away from the house at all downspouts.

10. Please make sure all Animals are put away.

11. Remove any soil or mulch that  is making contact with siding.

12. Tighten all door knobs, repair all handrails.
