  • CMA – Your agent will provide a competitive market analysis to help in the decision of finding the perfect asking price for your home.
  • Net Proceeds – Your agent will provide a seller’s net proceeds sheet and configure an approximate profit that you will walk away with after the sale.
  • Evaluation Sheet – Your agent will provide personalized suggestions on cost-effective improvements that can increase your profits and improve the marketability of your home.
  • Color Photos – Your agent or a professional photographer will take digital photos of your home inside and out and provide full color Feature Sheets to be placed inside and outside your home.
  • Disclosures – Your agent will provide all disclosures mandated by state law.
  • Additional Materials – Your agent will provide a professional For Sale sign, Directional Signs, Feature Sheet Holder, Supra box, and sign-in sheet.

  • MLS Listing – Your agent will market your home to the thousands of other agents in the area with numerous photos and enticing descriptions of your property.
  • Reverse Prospecting – Your agent has the ability to contact agents who have specific searches set up for their clients on the MLS. If their criteria matches your home, your agent will contact them directly to entice them to bring their clients through.
  • Internet – Because over 90% of all sales originate online, we have you covered! Your home can be viewed on over 50 top local and national sites including Homes.com, Trulia, Zillow, Remax.com, StLouisRealty.net, and more.
  • Realtor.com – Realtor.com has more hits than the next top three home sites combined. We provide a PREMIUM package that includes unlimited photos, virtual tours, enhanced marketing remarks, banners, and more!
  • Craigslist – We update your home weekly on Craigslist to ensure it consistently appears at the top of search results.
  • Open Houses – Your agent can coordinate open houses upon request.

Communication

  • Your agent will provide you with a weekly update call, sharing feedback from showings and details about your marketing schedule.
  • Your agent will personally confirm every showing appointment. We also use a scheduling agency to manage and track all home viewings.

Closing

  • Your agent will assist in negotiating your contract to ensure your needs and priorities are met.
  • Your agent will coordinate all inspections required per the contract.
  • Your agent will assist with building inspection negotiations to ensure terms are fair and reasonable.
  • Your agent will schedule your closing and work with your lender and title company to make sure it goes smoothly.
  • Your agent will provide a closing statement approximately 24 hours before settlement.
  • Your agent will accompany you to closing to ensure a seamless, successful transaction.
